The luxurious, comfortable villa VIVARAIS is very conveniently located on the edge of the villa park, with a very large enclosed garden, overlooking the Ardèche river and has a private heated swimming pool.

The recently renovated holiday home has a spacious and high living/dining room with 2 sliding doors to the terrace, a modern luxury kitchen, 4 bedrooms with air conditioning, 3 toilets, 2 bathrooms and an indoor terrace (loggia) with a beautiful view of the mountains.

Villa Vivarais really has a huge garden with a covered terrace. Of course you have excellent WiFi internet and television reception here, including all Dutch and 2 Belgian channels. Your car can be sheltered from the sun under the covered carport. There is also room for a 2nd car in the driveway, equipped with camera surveillance.

Ground floor: Hall, toilet, 2 spacious bedrooms: a master bedroom with 2 beds of 90 x 210 cm, wardrobe and hotel safe; this has French doors and gives direct access to the garden. The other bedroom has 2 box spring beds of 80 x 200 cm and a wardrobe and patio doors to the front garden. Air conditioning is available in every bedroom (so 4x).

Between the 2 bedrooms there is a bathroom with bath/shower, sink and toilet.

Large attractive living/dining room with 2 sliding doors to the terrace, high ceiling, Smart TV with DVD player and Hi-Fi set, 2 sofas, 1 armchair and 2 antique display cabinets. The living room transitions into the dining room with an 8-seater oval teak dining table and chairs that connects to the modern open kitchen. The comfortable kitchen was equipped with new equipment in 2021, such as an induction hob, extractor hood, oven, microwave, dishwasher, 2 refrigerators, 1 with freezer. In addition, there is good quality crockery and glassware, pans, oven dishes, bread/cutting boards and the like.

Floor:

Landing leading to 2 bedrooms, both furnished with 2 new beds of 90 x 200 cm and a wardrobe. The other bedroom has 2 box spring beds of 80x200 cm, a children's bed of 60x120 cm and a cupboard. In addition, there is a separate room with washing machine, dryer, clothes rack, ironing board and iron.

The 2nd bathroom is located between the 2 bedrooms: with shower, sink and toilet.

From the landing you have access to the indoor terrace (loggia) with a breathtaking view of the mountains.

Garden

The very spacious enclosed backyard, with lots of privacy, of over 1100 m2 provides a lot of fun for the children and you have a beautiful view of the mountains and the river (see photo). Trees provide wonderful natural shade when it is warm. Of course there are sunbeds available. Due to its location and vegetation, the garden with terrace offers optimal privacy.

Swimming pool

The private swimming pool measures 9.50 x 4.20 m and is 155 cm deep, with steps spanning the entire width, where you can sit comfortably. The water is heated to approximately 26 degrees during the entire rental period, so you can make use of this fantastic facility very early. There is also a solar outdoor shower. The swimming pool has a luxurious and safe cover that you can easily close by turning a key. This keeps the water nice and warm and clean. The roller cover is also a safety feature to protect any children from drowning. Of course, the swimming pool is maintained and cleaned weekly by professionals. The swimming pool is surrounded by a spacious natural stone terrace with 8 sun beds.
