Bastide La Tone

Bastide la Tone is a beautiful Provencal bastide with a living area of 185m2, for up to 8 people, within walking distance of the centuries-old, picturesque upper town of Les-Arcs-sur-Argens. The detached bastide is located on a private plot of 1100 m2 and has a beautiful view over the green surroundings. There is a private swimming pool of 9x4m. The bastide has 4 bedrooms and three bathrooms.

There is a lovely spacious living room and open kitchen with patio doors to the covered terrace. Under the covered terrace next to the kitchen there is a large dining table for 8 people and there is a gas barbecue to prepare a delicious summer meal.

To the left of the house there is a garden that is being redesigned and is currently closed. We expect this to be completed after the summer of 2024. No work will take place during rental periods.

This comfortable 'en pierre' city villa is located approximately 500 meters from the lively center of Les-Arcs, with its many nice restaurants and bars. The villa is located in the historic part of the small town.

Via a staircase with an entrance gate at the front of the street, you reach the first floor, where the spacious living room with an open kitchen is located. The open kitchen is spacious and fully equipped. There is internet and a large smart TV.

A washing machine and dryer are located in the utility room next to the living room. There is also a guest toilet here. From the living room you can go through the attractive conservatory with lounge area, TV and air conditioning to the small garden with a terrace and the slightly lower swimming pool. The pool has a depth of approximately 2 meters and is accessed via a metal staircase with two steps. The pool does not have a fence around the edge, so be careful if you are traveling with small children. There are sun loungers and an outdoor lounge set surrounding the pool.

On the other side of the living room is a more spacious terrace at the front of the house. On this terrace there is a large dining table and BBQ. The terraces are connected to each other.

In the living room there is a staircase to the lower floor where there are 2 bedrooms. The bedroom with 2 single beds gives access to a spacious shower with sink. The other more spacious bedroom has a bed of 200*180cm and air conditioning. There is a separate toilet between the two bedrooms, the bathroom must be shared.

On the 1st floor there are 2 bedrooms and two bathrooms. The spacious master bedroom with a luxurious box-spring bed has an 'open' bathroom and ensuite with bath and double sink. You enter the toilet and shower through the doors to the left and right of the sink. There is also sufficient cupboard space in the room. The 'master' has air conditioning. The other bedroom has a private bathroom with shower and single sink and there is a separate toilet.

Part of the villa has air conditioning (1 downstairs in the bedroom and 1 in the master bedroom) and the other rooms have fans. There is also air conditioning in the conservatory.

The villa is quietly located and offers a lot of privacy, even though it is located on the edge of the center. The house has central heating, so it is also very suitable for the late season.

It is approximately a 5-minute walk to the center of Les-Arcs, where you will find the bakery, butcher and various terraces and restaurants. There is also a very large supermarket: the Hyper U, where you can find absolutely everything you like. Lidl has also recently opened a supermarket in Les-Arcs.

In the area there are numerous wine châteaux and the famous Provencal markets. The Tuesday morning market in Lorgues is recommended. The beaches of Fréjus and Saint-Tropez are located 35 km away. The cities of Nice, Cannes, Toulon/Hyères can all be reached within 1 hour.
